What exactly do i have to build to get these suckers? is it a certian year they appear? it's 1258 now...

If you are playing unmodded VI then you can only get them on a crusade. Sometimes you get none, the most I have had is three units in one crusade. When the crusade is successful, you get to keep them, but you have no way to replish their numbers other than combining units. Once gone, they are gone for good.

i don't have viking invasion, just regular MTW v1.00, im playing as poland and it says teutonic warriors built in prussia get a +1 something, why would it say that unless i actually get to build them?

Because you'll get that bonus if any crusade you launch from that province has the Teutonic knights in them.

... but since you are playing the Polish, you don't get to crusade...

I think only the Germans (HRE) crusades can build teutonic knights and teutonic sergents. Similarily, only Spanish crusades can build Knights of Santiago, only the French and English can build Templar Knights, and only Italians can build Knights Hospitaller. Any crusade can build order foot soldiers.
(Just a question - does Sicily and Aragon get the same crusaders as Italy and Spain?)

I am playing the Sicilians right now: they get order foot, fanatics and knight templar.

... but since you are playing the Polish, you don't get to crusade...
A side note - it was a Polish/Lithuanian coalition that crushed the Teutonic Order at Tannenberg in 1410. They lasted a while after that but it was the begining of the end.

Aragon get knights of Santiago, same as Spain.
in real:
Although the battle of Tannenberg was lost, and the Order-STATE crumbled in the following. the Teutonic Knights did not.
There was even a unit in WW2 carrying the name, and bearing quite a number of this order.
today it`s a "charity"- order (ambulances-aid) like most order of that time, and initially intended.
secondly there is are quite a number of "non-official" brotherhoods who really have nothing to do with *help*... [and you don`t have to be noble anymore, rich is fine, too, today.]
(where i think *suckers* is the wrong describtion ~;) )
in game:
HRE- crusades bear them, along with ordinary order-footed, fanatics and mounted *Order- Sgts." (useful vs. cav.)
only by moving a crusade into a *high-zeal* province with another chapter-house i saw a teutonic-knights unit increasing it`s numbers again. :embarassed:
don`t try to use a polish retainer against one of them..don`t!

i'm guessing the holy romans can build these chapter houses? I guess ill have to play as the holy romans after the poles destroy the muslims. (catholics destroyed each other :D)
i thought i had some polish retainers earlier in the game, but i don't see to have them anymore, is there a text file of sorts that says when different units can be built?

Yes, it is 'crusaders_unit_prod11.txt'. However, it rather a mess of numbers and text, so it is useful to download an editor to view the text properly, like the Gnome editor. You can find it here: 3D downloads (http://www.3ddownloads.com/strategy-gaming/totalwar/Tools/Gnome_UnitBuildProj_Editorv2.0.zip).
