    Default Grants of Land

Well, I'm playing a campaign with the Makedones, and as I start to build those very productive farms all around Greece, those things pop up in the building menu, I never used them as the "reduce in income" sounded quite intimidating to me, but they seem to have some kind of bonus to trade.

Can you good people explain me how those work?

They are the precursor building to the big industrialised farms like the Roman Latifundia, these provide a big population boost and some extra trade at the expense of lower public order (as they use slave labour).

    Is it worthy the cost?

The 5000mnai for 5% public order is not worth the cost. But some of the later upgrades are more worthwhile (and cheaper) if you want to promote population growth and a trade bonus.... and negative public order. Generally public order is less of an issue in Type 1 and 2 governments near your core (where these buildings can be built to max level). If I have the cash I always go for it. But its a fairly low priority until my nation is finacially secure.

Build it in your home lands where public order is rarely a problem. Coupled with the trade rich regions that are greece, it should help immensely. The only issue is grant of land but its a worthy investment i say

In every case it's better than an extensive Trade port upgrade. = you can build it but after you've upgraded all really good buildings(roads, sanitation, agriculture, government, trade medium level barracks, temples, law etc.) before you waste your mnai on high level barracks wounderous temples and the aforementioned port upgrade.

More people = more income (tax and trade) = more armies = more settlements = more people. A virtuous circle, build them...

It's pretty much necessary to get population growth in the high end for Carthage.

Not true. At somepoint taxes dont improve anymore, no matter how many people live in a cities.
I actually find them rather useless, because the bonus is neglectable and most cities reach their max with normal buildings like canalisations etc. which are built much faster. Esspecially greek and macedon cities dont need them.
But I love them for roleplay reasons. They simulate a free farmer society (Grant of land) and how it declines to latifundia or other big slave farms. Great!:)

Also very useful to force the marian reforms as the romans. Waiting until I get 90 settlements is far too diffcult, i want the new troops NOW!
