I've used siege towers with some success but what the hell are sap pionts ?The icon for them just looks like a platform wich put me of biulding them but I figured they must be of use cos they cost the most to biuld. Any advice on how to use them ?

You just order a unit of any infantry onto the entrance on the battlefield map during the siege. The rest is up to them. Within a few minutes, the wall starts to crack and comes crashing down. I find it to be the most effective siege weapon really.
Sap points are probably the best if u have a ton of calvary but little infantry (cough, central asia factions, say you have 8 cav unit but only 2-3 infantry seiging.)... it breaks a hole in the wall almost 100% and let ur units pass through fast (much easier than runnign through a small gate)
open several pass in the wall then run every cav into the central square from different direction :P , still risky but much easier than hoping to get through the gate with 3 infantry and 10 cav units
The beauty of sap point is also that almost any infantry can do the job equally well, a peasent can do it just as well as a pratorian legionary ... though some specialized infantry (like gladiators or arcani) can't sap.
so basically... if ur playing a more infantry based army u usually don't need sapping... scaling walls is often a safer option... but if ur using mass calvary than sapping is arguablly the only way you could hope to end a seige by force.
They can take out wall sections but not towers so infantry will take heavy casualties going through.
They will occasionally be able to kill an AI unit if you can target the wall section below them successfully. However, the AI is usually psychic and moves away.
Note that sap point you cannot place. It's automatically placed at beginning of battle so it's good to build a lot of them which is not often possible due to high build points as already mentioned.
These are very useful for cav heavy armies by smash and charge to the city square. It's even necessary on the largest cities since the bug makes assault on larger cities shorter. Siege towers and marching inf in would run out the timer.
FUrther note that these saps don't play well with siege towers. If you accidentally put your siege tower in the line of sapping, the sapping will wreck your siege tower and kill your guys in the tower. Even if this does not happen, it means that there will be breaks in the walls and you can't move from one section to another to capture all the towers once you do take the walls.
