Insurgency: Modern Infantry Combat
A very nice source mod currently in the beta stages. It's set in Iraq, as the name suggests, and is based around being the ultimate in realism - no crosshairs or hud and all that malarkey.
But what really sets it aside is the community - best players i've ever had the privilege of playing with. When you try to tell people to do some sort of tactic, they'll actually try. People will also group together and get organised to beat a common threat, such as tker's camping the spawn with RPG's, and best of all - doorways. When too many people try to get through doorways, everyone will take a step back and very politely let each other through one by one.
Very fun game, i'd recommend getting it.
